process is simple. Click on the e-mail

send me your requirements and I will provide a list of active/current,
matches.
My return mail will have a break out of the number of
listings.
At
the end of my letter will be a link(s) with each link representing 5
listings
or less. The link(s) will provide an information sheet with
over
60
categories of information along with a color picture (if available) for
each
listing. I try to provide less than 24
hour turn
around
on all requests. Email is answered twice daily. |

Dear, ...Of the current 2,509 listings active today in the Multiple Listing Service (MLS), I limited our search to Areas 6,7,8,9,10,11,12,18 and 19 which (11) now adds Millbrook for the first time. Priced between $65,000 - $90,000 and a residential listing (should eliminate: trailers, condos townhouses, patio homes etc.) This provided us with 259 listings. Adding the requirement of 2 full bathrooms, matched listings now number 180. I added the age of the home to be newer than 1965, now 129. I added central cooling either electric or heat pump, now 124 I required the house to have 1,600 sq. ft and only got 16 so I changed this parameter to 1,500 and acquired the 31 listings for you consideration below. These 31 listings are all currently active, in the areas we have been looking, in your price range and with some of the amenities you desire. Regards, Jim |

Parameters
limiting the search
Price range:
both low and high which can be changed
later
Type: usually residential but trailers, condominiums, patio or garden home and multifamily are other possibilities. AREA (map): a number representing area(s) of search from 1 - 19 Bedrooms: 1 or more, but if 3 is chosen then all homes with 3 OR MORE will be included unless specified that only 3 bedrooms are desired. Covered Parking: garage or carport usually greatly limits the number of final matched listings. Acreage: 1/2 acre or more usually puts the home outside the city limits. Age of construction: with all homes being constructed in the year provided or newer. You may want to consider Buying an Older home to help you in your decision. Schools: If you are currently local or know which school you desire your child attend, the school parameter can be used for either elementary, junior or high school. There is no guarantee that school zones may not change in the future. If there are other requirements please provide them and I will provide the listings which most closely match.
