Exclusive Buyer's Agents 

Without making any claims as to the advantages or disadvantages of exclusive buyer's agency,  I would like to list the facts that pertain.

1.  Exclusive buyer agents work ONLY for buyers and never sellers.

2.  Buyers agents that are not exclusive may in some circumstances have a responsibility also to a seller if the listing you are buying is a company listing. 

This may be handled with the agent being a limited  consensual, dual agent with limited abilities to both the buyer and the seller since both parties are being represented by the same company and this would be permitted if only both parties (consensual) agree.

3.  Exclusive seller agents work only for sellers and never buyers.
"Show me the money!"

Part of the business model which has assisted in my financial success is to help buyers purchase a home which in the near future (5 - 7 years) I will be asked to list for sale as "my" previous buyers now become "my" new sellers.  Part of my motivation is to help buyers make one of the most important financial decisions of their life which is eventually realized when they sell the property which I assisted them in buying. 

If I am successful with the buyer then I insure my future success when I assist the new seller (old buyer) in selling the same property.  My motivation to assist a buyer is in part my motivation to help the future seller have a second successful real estate transaction.  The value of this motivation must be considered when working with an agent who will desire your future business.  An exclusive buyers agent who will never list a home which he or she helps you to buy even when you the buyer become the seller.  I am therefore responsive to the buyer even after the sale since I view my actions with the buyer as being just partially accomplished.
