Introductions and the Real Estate Business

10 Min.  Class & Instructor Introduction.

45 Min.  The Real Estate Business - The Players, Alabama License Law RECAD (Real Estate Consumer's Agency and Disclosure Act)

30 Min.  The value of property - Location, Supply and Demand, Principles of Value to include Substitution.
       
20 Min.  The Appraisal and Competitive Market Analysis, CMA

15 Min.  Buying vs Renting.

30 Min.  Questions and Answers

Class Two  -  Buying Property

15 Min.  Inventory of properties  to include MLS, FSBO, Foreclosure Market

50 Min.  Property Concerns to include, Right of Redemption, Caveat Emptor, Cracked Slab, Lead, Sex Offenders, Flood Plain, Soil Conditions, Radon, Termites and "Killer Mold"

40 Min.  The Buying Process to include Seller's Disclosure, the Offer,  Negotiations, Contract, Home Inspection and the Closing  (Guest Home Inspector and the Flir)*

15 Min.  The Closing and Title Insurance.  (Guest Attorney)*

30 Min.  Questions and Answers

Class Three  -  Financing the Deal

45 Min.  Overview to include Loan Application, Pre Qualification, Credit,  TVM formula, Fixed rate vs. Adjustable rate, Loan Lock

60 Min.  Loan Programs:  VA, FHA, Conventional, USDA, Bank etc.
Special loan programs; $8,000, Alabama Housing Authority, and Montgomery HOME program.

15 Min.  (Guest Mortgage Broker)* The bank qualifies 3 things, the Borrower (income/debt, credit), the Property (appraisal), and the Title (Title opinion, Mortgage tile insurance)

20 Min.  Overview, Goals - Highest and Quickest, Current Market Conditions

50 Min.  What sells and why, "I thought staging was for actors",  "Price the final frontier"

15 Min.  Tax Implications of the sale

Classes will incorporate, Oral Lecture, Questions and Answers, Guests and PowerPoint Presentations.
